Buying or refinancing a business is always a significant decision, and understanding the current funding landscape has never been more important.

Over recent months, we have seen a noticeable shift across the healthcare and childcare lending market, creating new opportunities for both first-time buyers and experienced operators looking to grow.

An Overview of the Current Lending Environment

Over the past several months, a major lender introduced meaningful changes to its healthcare lending strategy, driven by a long-term ambition to increase market share within professional sectors.

These changes included enhanced Loan to Value ratios, typically around 90% LTV for goodwill transactions and up to 100% LTV for freehold acquisitions, alongside increasingly competitive interest rate pricing.

As expected, this prompted a wider market response. Other lenders have adjusted their own policies in order to remain competitive, including institutions that historically operated with more conservative lending parameters.

More recently, another established lender has also strengthened its offering, now supporting up to 100% LTV funding on goodwill for strong first-time buyer cases.

The overall result is a significantly more competitive lending environment, with interest rate margins tightening across the market and buyers benefiting from improved funding availability.

What This Means for Buyers

We are seeing renewed confidence across the market, with increased acquisition activity as buyers respond to improved lending conditions.

Reductions in the base rate, combined with stronger lender appetite and more flexible funding structures, are enabling a broader range of purchasers to progress with acquisition plans.

First-time buyers, existing business owners and multi-site operators are all benefiting from improved access to funding and more competitive long-term borrowing costs.

Alongside acquisition funding, refinancing activity has also increased as established owners reassess historic lending arrangements and move towards more competitive terms now available within the market.

Put simply, buyers once again have greater choice.

Improving Accessibility to Funding

One notable recent development is the introduction of lending facilities of up to £750,000 per applicant without requiring a formal bank valuation in certain cases.

Given valuation costs can exceed £3,000, this reduces upfront transaction expenses while also helping to streamline timelines during what is often a time-sensitive process.

That said, funding decisions should always be assessed against the full commercial picture, ensuring borrowing structures remain appropriate over the lifetime of the loan rather than focusing solely on initial accessibility.

Supporting Cashflow and Future Growth

We are also seeing lenders offer increased flexibility around repayment structures, including capital repayment holidays of up to five years in selected cases.

While always assessed individually, this approach can allow buyers or existing operators to preserve cash within the business during early growth phases.

Servicing interest while deferring capital repayments can support reinvestment, expansion plans or future acquisitions, while maintaining manageable operational cashflow.

As with any funding structure, suitability depends on the specific risk profile and long-term objectives of the business.

The Importance of Specialist Guidance

While market conditions are currently favourable, lending structures remain complex and lender criteria continue to vary significantly.

Finance Elite works closely with Tier 1 healthcare lenders alongside a range of challenger banks and specialist funding partners. This enables us to structure funding solutions aligned not only to acquisition goals, but to long-term commercial strategy.

Recent client feedback following a successful funding case reflected this approach:

“I wanted to personally thank you for the exceptional support throughout our acquisition journey. Your availability, problem-solving mindset and genuine commitment made all the difference.”

Final Thoughts

Whether you are purchasing your first business, refinancing existing lending or planning future expansion, understanding how the lending market is evolving is key to making informed decisions.

Market conditions are improving, lender appetite is strengthening, and opportunities are emerging for well-prepared buyers.

The right funding structure can play a significant role in supporting sustainable long-term growth.

Securing finance in the healthcare sector can feel daunting, however Finance Elite are here to ensure that the process is hassle-free and efficient by utilising our years of experience to prepare the perfect funding application on your behalf. Whether you’re planning to buy your first practice, expand your portfolio, or re-finance your existing debt for a better deal, the way you present yourself and your target business is key.

Here are four practical steps to strengthen your finance application:

1. Get Your Personal Savings and Assets in Order

Lenders often look beyond your business—they want to see your personal financial position too. Having your savings, assets, and liabilities clearly documented shows that you have a stable foundation, reducing their perception of risk.

2. Ensure All of Your Personal Income and Expenditure Information Is Accurate

Your personal financial profile matters just as much as your business’s. Lenders will want a clear picture of your personal income, living costs, and financial commitments. Accuracy here is critical—small errors can cast doubt on your ability to manage repayments.

3. Consider Your Proposed Business Plan and Structure

Think carefully about how you would like your target practice to operate and where you want to be in the future. A clear business plan and proposed purchase structure—whether that’s as a sole trader, partnership, or limited company—gives lenders confidence that your borrowing will support sustainable growth and the ability to attempt to shape the deal to suit your requirements.

4. Work with a Specialist Broker Like Finance Elite

Not everyone you deal with will be sector specialists like Finance Elite. We understand the nuances of healthcare, and appreciate the specifics of healthcare finance. Working with a broker who specialises in your field means your application is presented to several market leader lenders who compete for your business, maximising your chances of approval and ensuring the most competitive terms in the market are achieved.

Final Thought

Approval isn’t just about meeting criteria, it’s about presenting a complete picture of stability, growth potential, and highlighting your sector expertise. With the right preparation and support, you can secure funding that positively enhances your target practice purchase.

If you’d like Finance Elite to support you with a financial analysis on a target practice, alongside help shaping the deal to fit your goals, be sure to get in touch now!

Securing business finance can be one of the most important decisions for any healthcare business owner. Done right, it opens doors to growth, stability, and new opportunities. Done poorly, it can lead to unnecessary stress, wasted time, or even financial strain.

Having worked with clients across the healthcare sector, I often see the same mistakes cropping up during the finance application process. Avoiding these common pitfalls can make the difference between a smooth approval and a frustrating rejection.

Here are the top five mistakes buyers make when applying for business finance — and how to avoid them.

1. Not Preparing Financial Information Properly

One of the most common errors is submitting incomplete or unclear financial documents. Lenders want to see clear, up-to-date accounts and forecasts that reflect your business’s true position.

Tip: Ensure your accounts are accurate, well-presented, and reflect both past performance and future projections before approaching lenders.

2. Focusing Only on the Interest Rate

Many buyers get caught up comparing interest rates, assuming the “cheapest” deal is automatically the best one. In reality, fees, repayment structures, and flexibility often have a bigger impact on overall cost.

Tip: Look at the total package, not just the headline rate. Sometimes a slightly higher rate with better terms can save you more in the long run.

3. Not Having a Clear Business Plan

A lender isn’t just investing in numbers — they’re investing in your vision. Many applications fall flat because the business plan is vague or doesn’t show how the finance will be used to drive growth.

Tip: Build a clear, realistic plan that outlines your goals, how the finance will be used, and the outcomes you expect. This reassures lenders and improves your chances of approval.

4. Overlooking the Detail in the Terms

It’s tempting to skim over the fine print, especially when you’re eager to secure funding. But ignoring fees, repayment terms, or early exit clauses can lead to costly surprises down the line.

Tip: Always read the terms carefully. If something isn’t clear, ask. A good lender — or broker — will explain everything in plain language.

5. Not Seeking Expert Guidance

Perhaps the biggest mistake is trying to go it alone. Business finance, particularly in healthcare, can be complex. Without specialist support, buyers risk missing opportunities or falling into avoidable traps.

Tip: Partner with someone who knows both the finance and healthcare landscape. The right guidance can save time, reduce stress, and secure the best outcome.

Final Thoughts

Applying for business finance doesn’t have to be daunting. By avoiding these common mistakes, you can approach the process with confidence and clarity.

In my role, I aim to reassure and guide clients through every step — helping them secure not just funding, but the right funding for their goals.

If you’re considering business finance in the healthcare sector, let’s start a conversation. I’ll help you avoid the pitfalls and focus on the opportunities.
